Fuengirola, Malaga

Higuerón South Residences occupies the slope immediately south of the Higuerón Hotel, on the ridge that separates Benalmadena from Fuengirola and looks straight down into Fuengirola bay. The ground falls away in terraces, so the buildings step down the hill in low curved bands rather than standing in a line, and the roof of one block sits below the terrace of the one behind it. That is why the sea view survives across the whole scheme instead of belonging only to the top row. The architecture reads as horizontal from every angle: travertine and warm timber cladding, rounded corners, deep overhangs and corten steel detailing, with olive trees, grasses and native planting running between the blocks rather than clipped lawn. From the terraces you can pick out Puerto Marina at Benalmadena to the east, the long line of Carvajal and Los Boliches beach directly below, and Sohail castle at the far end of the Fuengirola seafront.

This is a finished scheme, and that changes the entire conversation. Higuerón Real Estate built 164 homes here in four typologies: 70 deluxe apartments, 49 garden villas, 25 sky villas and 20 sky penthouses. The blocks are named after contemporary artists and were handed over in two waves. LEIRO, BRINKMANN and DARKO completed in January 2025, and EL ALFIL followed in May 2025. Owners have been living here ever since. Around 14 apartments are still held by the developer, priced from 1,150,000 euros and running up to about 1,950,000 for the largest, and every one of them is turnkey and available for immediate occupation. You can walk the actual apartment, stand on the actual terrace at the hour of day you care about, measure the rooms and read the community's real accounts before you commit a euro. Nothing about the purchase rests on a render or a promised delivery date.

What a buyer is really acquiring is a position inside Reserva del Higuerón, and the amenity list here is unusually deep for the Costa del Sol because it was built to serve a hotel rather than bolted onto a residential scheme afterwards. The five star Higuerón Hotel Malaga, Curio Collection by Hilton sits directly above the residences. Higuerón Spa runs a full circuit rather than a token wet room: a hydrotherapy pool with pressurised jets, a 25 metre heated pool, hot and cold contrast pools, a sauna, a Turkish bath with bio aromas, an ice fountain and an outdoor solarium. Higuerón Sport Club is one of the larger racquet and fitness clubs on the coast, with a bank of glass padel courts, several of them panoramic, tennis courts and an academy, a four lane indoor pool, a Technogym fitness floor, functional training areas and a full class timetable. Dining runs from the Palmeral buffet and the Al Rolo terrace up to Sollo, the aquaponic restaurant of chef Diego Gallegos, which holds a Michelin star and a Michelin Green Star and is inside the resort. A free resort shuttle runs down to the beach club on Carvajal beach, a little over a kilometre below the gate.

The train is the most underrated feature of this address. Carvajal station sits on the C-1 Cercanias line, the coastal commuter route that runs from Fuengirola through Benalmadena and Torremolinos into Malaga, with departures roughly every twenty to thirty minutes from early morning until close to midnight. Malaga airport is about twenty seven minutes away and the station is inside the terminal building, so a flight can genuinely be reached without a car, a taxi or a parking charge. Malaga Maria Zambrano, the main line station in the city, is around thirty six minutes, which puts the Soho district, the Picasso museum and the AVE to Madrid inside forty minutes of the front door. By road the A-7 coast road is a couple of minutes below the resort, with Marbella about thirty minutes west, Puerto Banus about forty and Malaga city around twenty five outside peak hours. Owners who use the property for long weekends tend to stop hiring cars after the first year.

Fuengirola is a working town rather than a seasonal strip, and that is the practical difference between this stretch of coast and much of what lies west of Marbella. The paseo maritimo runs for roughly eight kilometres unbroken from Carvajal past Los Boliches and the fishing port to Sohail castle, which is why the seafront is still busy in February. The castle is a tenth century Moorish fort that now hosts an open air concert season through the summer. Bioparc Fuengirola sits in the middle of town and is the single reason a lot of families with young children buy here instead of further west. The Tuesday market on the Recinto Ferial is one of the largest on the coast, the port still lands a catch, and the town keeps a genuine year round population of shops, clinics, banks and schools rather than shuttered units from October to April.

Golf, schools and healthcare are all inside a short drive. Torrequebrada in Benalmadena is roughly eight minutes, Mijas Golf with its two eighteen hole courses, Los Lagos and Los Olivos, is about ten, and El Chaparral on the Mijas Costa road is around twelve. Mijas Pueblo, the whitewashed village on the mountain above the town, is a fifteen minute climb and worth the trip for the view alone. For schools, Colegio Internacional Torrequebrada in Benalmadena is close to ten minutes, Colegio Salliver is in Fuengirola itself and Sunny View School in Torremolinos is roughly twenty. Vithas Xanit Internacional in Benalmadena is the main private hospital on this side of the coast and is about ten minutes from the gate, with municipal health centres in Los Boliches and Fuengirola town covering everyday care.

The apartments still available from the developer run from 89 to 116 square metres built, with two or three bedrooms and two bathrooms, while the wider scheme covers two, three and four bedroom homes. Layouts are open, with kitchen, dining and living reading as one room, and the sliding door on the terrace side was specified deliberately oversized so the glazing doubles the light reaching the back of the plan and widens the view rather than framing it. Terraces are private and deep enough to eat on. Bedrooms carry fitted wardrobes and the main suite has its own bathroom. Materials follow the hotel above, so corten steel, natural stone and timber instead of white render, and the homes are numbered like hotel rooms, which is not an accident. Art is treated as part of the building: the common areas hold a collection and the four blocks carry the artists' names. Technically each home is delivered with photovoltaic solar panels, an electric vehicle charging point, home automation, ducted air conditioning with hot and cold, an alarm system and a safe, a storage room and lift access, and the residences have their own swimming pool, children's pool and sauna on top of everything the resor…

The financial case rests on two things off plan cannot offer. The first is certainty. There is no build risk, no staged payment schedule and no bank guarantee to chase, and the community accounts, the community fee and the IBI bill already exist as real numbers you can ask to see before reserving. The second is running cost. The photovoltaic array, the insulation and the glazing package were specified to hold consumption down, which matters far more on a lock up and leave apartment than on a house lived in year round, and the shared services and permanent resort presence mean the property can be left for months without arrangements. On rental, the combination of a Hilton branded resort, a Michelin starred restaurant, a spa and a train station within walking distance gives this address a shoulder season that most of Fuengirola simply does not have. Buying from the developer is still a first transmission, so the tax treatment is new build rather than resale.

Why this one is different

Frequently asked questions

How much do the remaining homes at Higuerón South Residences cost?

The apartments still held by Higuerón Real Estate start at 1,150,000 euros and run up to around 1,950,000 euros for the largest of the developer's remaining stock. Those homes are 89 to 116 square metres built, with two or three bedrooms and two bathrooms, and the price varies with floor level, terrace depth and how much sea the particular unit sees. Because roughly 14 homes are left out of 164, the list changes, so ask for the current availability sheet rather than working from a published range.

Is the development finished, and can I move in straight away?

Yes. This is a completed scheme, not an off plan release. The blocks named LEIRO, BRINKMANN and DARKO were handed over in January 2025 and EL ALFIL in May 2025, and residents have been living here since. The homes still available from the developer are turnkey and ready for immediate occupation, so once the notary appointment is done you take the keys. There is no build programme, no staged payment schedule and no completion date to wait for.

How many homes are there in total and what types are they?

Higuerón South Residences is 164 homes across four typologies: 70 deluxe apartments, 49 garden villas, 25 sky villas and 20 sky penthouses. Garden villas sit at ground level with private outdoor space, sky villas and sky penthouses occupy the upper levels with larger terraces and in several cases a private plunge pool or jacuzzi. Homes span two, three and four bedrooms across the scheme. What remains with the developer today is apartment stock, so if you need a specific typology it is worth asking early.

What is included in the price?

The homes are delivered finished. That means a fully fitted kitchen with integrated appliances, a kitchen lounge laid out as one open space, fitted wardrobes in the bedrooms, an ensuite to the main bedroom, ducted air conditioning pre installed for both heating and cooling, home automation, an alarm system with a safe, a private terrace, a storage room and lift access. Photovoltaic solar panels and an electric vehicle charging point come as standard, which is the reason running costs here sit below the older apartment stock along this stretch. Furniture is not included.

What resort facilities do owners get access to?

The residences have their own communal swimming pool, a children's pool and a sauna. Beyond that the scheme sits inside Reserva del Higuerón, alongside the five star Higuerón Hotel Malaga, Curio Collection by Hilton. Higuerón Spa offers a hydrotherapy pool with pressurised jets, a 25 metre heated pool, hot and cold contrast pools, a sauna, a Turkish bath with bio aromas and an outdoor solarium. Higuerón Sport Club provides glass padel courts, tennis courts with an academy, a four lane indoor pool, a Technogym fitness floor and a class timetable. Sport club and spa use is by membership or pass rather than automatically bundled into the community fee, so confirm the current owner rates before you buy.

What are the ongoing costs of owning here?

You pay a community fee set by the owners association and allocated to each home by its participation quota, so it scales with the size of the apartment. On top of that comes IBI, the annual municipal property tax, the rubbish charge, utilities and building insurance. Non resident owners also file an annual Spanish income tax return on the property whether or not it is let. The advantage of a delivered scheme is that all of these are historic figures rather than projections, so ask the administrator for the last two years of accounts and the current budget before you reserve.

How do I get to Malaga airport and into Malaga city?

Carvajal station on the C-1 Cercanias line is the closest stop and Malaga airport is about twenty seven minutes from it, with the station inside the terminal building. Malaga Maria Zambrano, where the AVE high speed services to Madrid, Cordoba and Seville depart, is roughly thirty six minutes on the same train. Departures run about every twenty to thirty minutes from early morning until close to midnight. By road the airport is around twenty minutes on the A-7 and AP-7 outside peak hours, Marbella about thirty and Puerto Banus about forty.

Can I let the apartment out when I am not using it?

Yes, and the setting helps. A Hilton branded resort, a Michelin starred restaurant, a large spa and sport club and a train station within walking distance extend the season well beyond July and August, which is what separates this address from most of Fuengirola. Short term tourist letting in Andalucia requires the property to be entered on the Junta de Andalucia tourism register, with the licence number shown on every advertisement, and community statutes can restrict it, so both need checking before you buy for that purpose. Long term letting is straightforward and the lock up and leave specification suits relocating tenants.

What taxes and fees apply on top of the purchase price?

Buying from the developer is a first transmission, so it is taxed as a new build even though the building is complete: 10 per cent IVA on the price plus 1.2 per cent AJD stamp duty in Andalucia, rather than the transfer tax that applies to a resale. Allow roughly a further 1 per cent for notary and land registry fees and around 1 per cent plus IVA for independent legal representation. As a working figure, budget 13 to 14 per cent on top of the price and have your lawyer confirm the exact numbers before you reserve.

What is the buying process on a completed home?

It is shorter than off plan. You reserve the apartment with a deposit that takes it off the market while your lawyer runs the searches, checks the licence of first occupation, the energy certificate and the community accounts, and confirms the property is free of charges. A private purchase contract follows, then completion at the notary, where the balance is paid and the keys handed over. Buyers who are not Spanish resident need a NIE number and a Spanish bank account, both of which your lawyer can arrange. From reservation to keys is commonly four to eight weeks.

What is nearby for families, and where are the beaches?

Carvajal beach is a little over a kilometre below the resort with a free shuttle running down to the beach club, and the paseo maritimo continues unbroken for around eight kilometres past Los Boliches and the fishing port to Sohail castle. Bioparc Fuengirola is in the middle of town. For schools, Colegio Internacional Torrequebrada in Benalmadena is about ten minutes, Colegio Salliver is in Fuengirola and Sunny View School in Torremolinos is roughly twenty. Vithas Xanit Internacional in Benalmadena covers private healthcare at around ten minutes, and Torrequebrada, Mijas Golf and El Chaparral are all within a quarter of an hour for golf.
