Enebros sits inside Real de La Quinta, a 200 hectare resort laid out across the hillside above La Quinta golf in the municipality of Benahavís. The land climbs steeply and the whole of it faces south west, which is why the roads were run along the contours rather than straight up them. From the Enebros plots the ground drops away in one movement: the wooded valley first, then the roofs of Nueva Andalucía and the coastal plain, then the Mediterranean. Behind and to the east, La Concha and the Sierra de las Nieves close the view. Inland to the north west the water of Lake Istán, the La Concepción reservoir, sits in a fold of the hills. On a clear winter morning the Rock of Gibraltar and the mountains of the Moroccan Rif are visible from the higher terraces.

The Enebros site is built out in two phases that correspond to two separate levels of the hill, so neither release sits in front of the other. Phase II is the current one: 19 apartments across three low rise blocks, launched in March 2024 with completion scheduled for 2027. The mix inside those blocks is deliberately varied rather than repeated floor by floor. Ground floor homes come with a private garden and their own pool. First floor homes trade the garden for a very large covered terrace. The upper floors hold penthouses with private pools and solariums, and the top level carries the largest of them. The buildings run to three storeys, faced in white concrete ribs and natural stone, so from the road above they stay low against the slope and from below they read as horizontal bands of terrace.

The resort's centre of gravity is El Lago Club, built around a man made lake of roughly 35,000 square metres with its own beach, where residents swim and use non motorised craft. The club holds a restaurant and retail space alongside El Spa del Lago, a wellness centre with gym, sauna, treatment rooms and pools. Golf inside the resort is a six hole executive course and academy laid out by Manuel Piñero, the Spanish Ryder Cup player: one par five, three par fours and two par threes, with enough variation in the tees and pin positions to play it as a full round. Tennis and padel courts and an equestrian centre are part of the same masterplan.

The largest single thing happening on the estate is the arrival of Angsana Real de La Quinta, signed with the Banyan Tree Group and their first property anywhere in Spain. The hotel is planned for the top of the hill inside the resort, with 90 rooms and suites, three dining venues, a pool bar and grill, and the spa and wellness programme the group built its name on. For a residential address the practical effect is what counts. A branded resort hotel puts restaurants two minutes from your door, gives you a spa that runs through the winter rather than only in season, and brings an audience that already knows the name if you ever decide to let the apartment.

Real de La Quinta was the first town planning infrastructure project in Spain to be awarded a BREEAM certificate. The urbanisation itself carries BREEAM Urbanism and the residential schemes built on it carry BREEAM Vivienda, both at a very good rating. In practice that shows up in things an owner feels rather than reads about. Buildings are set to the south west so the living space takes the afternoon light. Glazing is high performance and double glazed. Underfloor heating runs through the whole apartment, air conditioning is pre installed for both heating and cooling, and a domotics system lets you bring the place up to temperature from your phone before you fly in. Planting across the resort uses species that belong on this hillside, which keeps irrigation demand down through the summer.

Getting off the hill is faster than the altitude suggests. With the resort's road access, Puerto Banús is about ten minutes and San Pedro de Alcántara about fifteen, which is also roughly the run to the nearest beaches and to the Golden Mile. Marbella town centre is around twenty minutes, Estepona around thirty, and Málaga airport about fifty. Gibraltar airport, useful for anyone flying back to the UK midweek, is about an hour and a quarter. The golf at the foot of the hill is some of the densest on the coast: La Quinta Golf and Country Club and its 27 holes sit immediately below, and Los Arqueros, Marbella Club Golf Resort, Las Brisas, Los Naranjos and Aloha are all inside a fifteen minute drive.

Everyday life runs off San Pedro de Alcántara and Nueva Andalucía rather than off the resort. San Pedro has the boulevard, the health centre, a full set of supermarkets and a working town centre that stays open in January. Nueva Andalucía has the Saturday market by the bullring and a large share of the coast's better restaurants outside Marbella itself. Benahavís village, about twenty minutes away on the Ronda road, has the reputation of being where the rest of the coast goes out to eat, and it is worth the drive. For families, Aloha College is in Nueva Andalucía and Laude San Pedro International College is in San Pedro, both about fifteen to twenty minutes from the gate.

How much does an apartment at Enebros cost?

Eight homes are currently available directly from the developer, priced between €1,290,000 and €2,700,000. The range covers the full spread of layouts, from ground floor apartments with a private garden and pool up to the top floor penthouses with a private pool and a large solarium. Availability at this size of scheme moves quickly, so ask us for the live unit list and the current floor plans before you plan a viewing trip.

Do the quoted prices include VAT?

No. Prices quoted by the developer at Enebros exclude VAT, which is the normal convention for new build sales in Spain. On a new build residential purchase you should budget 10% IVA on top of the price, plus AJD stamp duty, which is charged separately in Andalucía, and then notary, land registry and legal fees. Your lawyer will confirm the current AJD rate and give you a full completion statement before you sign anything.

When will Enebros be completed?

Completion is scheduled for 2027. We publish the year rather than a specific month because handover dates on hillside sites of this kind move with the earthworks and the licence timetable, and we would rather not quote a quarter we cannot stand behind. The private purchase contract will state the contractual delivery date and the consequences if it slips, and that is the date to rely on.

How many apartments are there and what types are available?

Phase II, the current release, is 19 apartments across three low rise blocks of three storeys each. The scheme is arranged over two levels of the hillside so that the blocks do not build out each other's views. Ground floor homes have a private garden and their own pool, first floor homes have very large covered terraces, and the upper floors hold penthouses with private pools and solariums. The six homes currently released direct from the developer run from a 264 square metre three bedroom ground floor apartment at €1,290,000 up to a 420 square metre four bedroom super penthouse at €2,400,000, with ground floors, penthouses and super penthouses in between. All prices exclude VAT.

What is included in the specification?

Homes are delivered with underfloor heating throughout, air conditioning pre installed for heating and cooling, high performance double glazing, a domotics system, a fully fitted kitchen, fitted wardrobes, en suite bathrooms to the principal bedrooms, and lift access to every floor. Each apartment includes more than one underground parking space and a storage room. Furniture shown in the marketing images is for illustration and is not part of the purchase.

What communal facilities does Enebros have?

Within Enebros itself there is a communal pool, landscaped gardens, a residents gym, a tennis court, entry phone access and underground parking. Beyond the gate you have the wider Real de La Quinta resort: the 35,000 square metre lake and its beach, El Lago Club with its restaurant and retail, El Spa del Lago, the six hole executive golf course and academy, and the padel and equestrian facilities in the masterplan.

What are the ongoing running costs?

You should budget for the community fee for Enebros, the resort level charge for the Real de La Quinta urbanisation, IBI local property tax, refuse collection, and utilities. If you are not tax resident in Spain there is also an annual non resident income tax return on the imputed value of the property. Community budgets are set once the community of owners is constituted at handover, so we can share the developer's projected figures rather than a final number.

Can I rent the apartment out when I am not using it?

Short term holiday letting in Andalucía requires the property to be registered as a vivienda con fines turísticos with the Junta de Andalucía, and the community statutes can restrict or prohibit it, so check both before you buy on a rental assumption. Longer seasonal lets are more straightforward. The arrival of the Angsana hotel and the resort's own leisure offer should widen the audience for the address once both are trading.

How far is the airport, and what about schools?

Málaga airport is around fifty minutes by the AP-7 and A-7, and Gibraltar airport is about an hour and a quarter if you are flying to the UK midweek. For schools, Aloha College sits in Nueva Andalucía and Laude San Pedro International College is in San Pedro de Alcántara, both roughly fifteen to twenty minutes from the resort gate, and there are further international options along the coast towards Estepona.

How does buying off plan at Enebros work?

You reserve the unit with a deposit, which takes it off the market while your lawyer runs the searches. A private purchase contract usually follows within about thirty days, with staged payments through construction and the balance at the notary on completion. Spanish law requires a developer to hold off plan instalments in a dedicated account and to back them with a bank guarantee or insurance policy, so ask to see that guarantee. You will need a NIE number, a Spanish bank account and an independent lawyer who does not act for the developer.
