Marbella Club Hills sits on a wooded ridge inside the Marbella Club Golf Resort, in the municipality of Benahavis, on the inland side of the New Golden Mile. The whole estate covers roughly 158,000 square metres and only about six per cent of that ground is built on, which is why the aerial views show white low-rise blocks scattered through pine and cork oak rather than a continuous wall of building. The immediate neighbours are the Anantara Villa Padierna Palace hotel and the Villa Padierna golf courses to the south, and open mountain country to the north. Phase II takes the lower cluster of the site, the part closest to the entrance and to the communal pool terrace.
The Marbella Club name on this estate refers to the golf resort, not to the beachfront hotel of the same name on Marbella's Golden Mile. The two are separate places, roughly twenty minutes apart by car. What sits at the gate here is the resort's own eighteen-hole course, its clubhouse and restaurant, and an equestrian centre with stabling and a riding school. Buying at Marbella Club Hills does not make you an owner of hotel property, does not come with hotel services, and carries no automatic entitlement at the hotel. It puts you inside an established golf estate that carries the name, which matters mainly because it is the reason the access road, the landscaping and the security here were built to a standard most inland Benahavis schemes never reach.
Phase II is oriented to the south east. On this ridge that means morning sun straight into the living rooms and terraces, and shade on those same terraces by late afternoon, which is the orientation most buyers here actually want once they have spent a high-summer afternoon on a west-facing balcony. The view runs down over the golf valley to the Mediterranean, with Gibraltar clearly legible on the horizon on an ordinary day and the Moroccan coast behind it when the air is clear. Turn inland and the backdrop is the Sierra Bermeja and the Serrania de Ronda. Because the blocks step down the slope rather than lining up in rows, the lower terraces are not staring at the roofs of the buildings in front.
The estate is reached from the A-7 at Cancelada and then inland on the Benahavis road, and the climb from the coast highway takes about ten minutes. San Pedro de Alcantara is roughly fifteen minutes for the weekly shop, the boulevard and the beach at Guadalmina. Puerto Banus is about twenty minutes, Marbella old town about twenty five, and Estepona and its marina about twenty in the other direction. Malaga airport is a straight run on the AP-7 and A-7 and takes around fifty minutes outside peak summer. Gibraltar airport, useful for the British owners who make up a large share of buyers on this stretch, is about forty five minutes west. There is no useful bus service up to the estate, so a car here is not optional.
Benahavis village itself is ten to fifteen minutes further inland, up the Guadalmina gorge past Las Angosturas. It has long marketed itself as the dining room of the Costa del Sol, and the claim holds up: a small white village with more than thirty restaurants packed into two or three streets, a cooking school, and a steady Saturday traffic of walkers heading for the river pools. The municipality is also the densest concentration of golf anywhere on the coast, with La Quinta, Los Arqueros, El Higueral and the Villa Padierna courses all inside its boundary alongside the Marbella Club course. That density is the practical argument for buying inland rather than on the beach here: from this ridge you can be on a first tee in under fifteen minutes at half a dozen different clubs.
Down on the coast, the Cancelada and Atalaya side of the New Golden Mile handles the ordinary business of living here. There are supermarkets at Cancelada, the beach clubs and restaurants at Laguna Village, and the Atalaya and El Paraiso golf clubs within ten minutes. For families, Atalaya Colegio Internacional at Estepona and Colegio San Jose at Guadalmina are both a short drive, while Laude San Pedro International College and Aloha College in Nueva Andalucia sit inside twenty five minutes. Private healthcare is covered by the Quironsalud hospital in Marbella and the HC Marbella clinic, both under half an hour, and the local health centre at Cancelada is closer still.
Phase I of Marbella Club Hills, fifty apartments, has sold out. Phase II is the current release and it is a small one: thirty homes, split between six penthouses with private roof terraces, twelve first-floor apartments and twelve duplex garden apartments. Interiors run from 103 to 217 square metres with two to four bedrooms, and prices open at €840,000 and reach around €1,540,000 for the largest penthouses. Construction on site was paused for a period and has since restarted, and delivery is scheduled for 2027. Anyone who needs a finished home on this estate sooner should be looking at Phase I resale stock instead, and we can tell you what is quietly available there.
Phase II is thirty apartments: six penthouses with private roof terraces, twelve first-floor apartments and twelve duplex garden apartments. Bedroom counts run from two to four and interiors from 103 to 217 square metres, all with covered terraces, fitted wardrobes, fully fitted kitchens and pre-installed air conditioning. Phase I, the fifty apartments released before this one, is sold out, so everything the developer currently offers on this estate is Phase II. Ask us for the live availability list before you plan a viewing, because the penthouses and the three-bedroom duplex garden apartments are the two types that move first.
Prices open at €840,000 for an entry two-bedroom first-floor apartment and run to around €1,540,000 for the largest penthouses. New-build prices in Spain are quoted before tax, so budget 10 per cent VAT on the purchase price plus 1.5 per cent stamp duty on top of the headline figure, and allow another 1 to 2 per cent for notary, land registry and legal fees. Underground parking and a storeroom are normally included at this scheme rather than sold separately, but have that confirmed in writing for the specific unit rather than assuming it.
Delivery is scheduled for 2027. We quote the year and nothing narrower, deliberately. The published estimate has moved, different sources have printed different quarters within that year, and construction on site was paused for a period before restarting. None of those versions is worth planning a move around. If you are working to a fixed date, ask us for the completion clause in the developer's current purchase contract, because that is the only version of the date that carries legal weight and the only one with a penalty attached to it.
No, and the distinction matters. Marbella Club Hills sits inside the Marbella Club Golf Resort, the inland golf estate in Benahavis that carries the name. The Marbella Club Hotel is a separate beachfront property on Marbella's Golden Mile, roughly twenty minutes away by car. Buying here gives you a privately owned apartment in a residential community on the golf estate. It does not give you ownership of hotel property, branded hotel services, or any automatic entitlement at the hotel itself. Golf membership and course access are arranged separately with the club, and we can walk you through the current options.
The apartments are handed over with fully fitted kitchens, fitted wardrobes, pre-installed ducted air conditioning and finished covered terraces. Penthouses add a private roof terrace, and the duplex garden apartments add private lawn and planting at ground level. Underground parking and storage form part of the scheme. Furniture is not included, though the developer normally offers an interior package that can be added at contract stage. Ask for the memoria de calidades, the written quality specification, and have your lawyer attach it to the contract so the finish you were shown is the finish you can enforce.
The community here funds heated indoor and outdoor pools, a gym, tennis and paddle tennis courts, a jacuzzi, twenty four hour security and a large area of landscaped grounds, so the fees sit above what you would pay in a plain coastal block with a single pool. Budget for that rather than for a coast average. Ask for the current operating budget from Phase I, which is already running and is the most honest guide available. On top of community fees you will pay IBI council tax, refuse collection, utilities and, if you are not resident in Spain, the annual non-resident income tax return.
Malaga airport is around fifty minutes by car, on the AP-7 toll road and then the A-7 down to the Cancelada exit and inland from there. Gibraltar airport is about forty five minutes in the other direction and is often quicker for arrivals from the UK. There is no practical public transport up to the estate, so a car is a requirement rather than a convenience. Guests arriving by taxi should be given the Marbella Club Golf Resort entrance as the destination rather than a street address, since the estate is gated and access is controlled at the barrier.
Yes, subject to the community rules and to Andalusian licensing. Short-term holiday letting in Andalusia requires registration on the Junta de Andalucia tourism register, and the licence number has to appear in every advert you place. The letting profile here is golf rather than beach: demand skews toward longer stays, families and golf groups in spring and autumn instead of peak-summer week-long beach rentals, which usually means fewer changeovers and a longer season. Read the community statutes before you commit to a letting plan, because some golf-estate communities restrict short lets.
You reserve the unit with a holding deposit, typically in the €6,000 to 10,000 range, which takes it off the market while contracts are drawn up. The private purchase contract usually follows within about a month and calls for a staged deposit, commonly 20 to 30 per cent of the price plus VAT, with the balance due at completion before the notary. Spanish law requires the developer to hold your staged payments in a guaranteed account backed by a bank guarantee or insurance policy. Do not release a single payment until you have seen that guarantee, and instruct an independent Spanish lawyer who does not act for the developer.
Atalaya Colegio Internacional at Estepona and Colegio San Jose at Guadalmina are the closest options, both within about fifteen minutes. Laude San Pedro International College is around twenty minutes and Aloha College in Nueva Andalucia around twenty five. Between them they cover the British curriculum, the Spanish system and the international baccalaureate. The thing worth testing on a viewing is the school run traffic on the A-7 through San Pedro at eight in the morning, because that is the single biggest difference between a fifteen minute drive and a thirty five minute one.
