The View Marbella Phase 2 & 3 in Benahavis: 58 apartments, garden homes and penthouses above El Madronal from €899,000, with handover in 2027.
Delivery: 2027
The View Marbella sits on a south facing shelf of the Benahavis hillside, directly above the gated estate of El Madronal and a few hundred metres above the sea. The ground falls away in front of the buildings rather than beside them, which is why almost every home in Phases 2 and 3 looks over the roofs of the villas below instead of into them. On a clear morning the view runs from the pine ridges around La Quinta, out across the coastal plain to the Mediterranean, with the Rock of Gibraltar to the south west and the Moroccan coast behind it. Cork oak woodland separates the plots from the access road, so there is no through traffic and the loudest thing at the pool deck is usually the wind in the pines.
Nothing here is far, but everything stays separate. Benahavis village is about ten minutes uphill, on the valley road that follows the Rio Guadalmina through the gorge. San Pedro de Alcantara, with its beach, its long central boulevard and the Guadalmina shopping strip, is roughly fifteen minutes down the hill. Puerto Banus and its marina are about eighteen minutes, and Marbella old town and the Plaza de los Naranjos around twenty five. Heading west, Estepona is twenty minutes on the A-7. Malaga airport is close to sixty five kilometres and about fifty minutes door to door using the AP-7 toll motorway, and Gibraltar airport is a comparable drive in the other direction. If your week involves a Monday flight, having two airports inside an hour changes how usable a second home actually is.
Benahavis has spent thirty years earning its title as the dining room of the Costa del Sol, and for a lot of buyers that is the reason they look at this hillside first. The old village is a knot of steep whitewashed lanes carrying more restaurants per resident than anywhere else in Malaga province, running from tasting menus and Michelin ambitions through to charcoal grills, tapas counters and long Sunday lunches on terraces above the river. Below the village the Guadalmina cuts through the Angostura gorge, where the Charca de las Mozas rock pools are a short walk from the car park and full of local families every summer. Benahavis is also one of the highest income municipalities in Andalucia, which shows in how well the roads, the sports centre and the public spaces are maintained.
The municipality holds one of the densest concentrations of golf in Europe. Los Arqueros, the Seve Ballesteros course on the road down towards San Pedro, is the closest at roughly ten minutes from the gate. La Quinta Golf and Country Club, twenty seven holes with a teaching academy attached, is a similar drive. Marbella Club Golf Resort sits on the ridge to the west, and the Nueva Andalucia golf valley, meaning Las Brisas, Los Naranjos and Aloha, is fifteen to twenty minutes east. Guadalmina, Atalaya and El Paraiso fill in the coastal side. A resident who plays seriously can reach five championship courses inside a quarter of an hour, which is the practical reason winter occupancy on this hillside holds up when beachfront blocks empty out.
Families usually arrive with the school run already decided. Aloha College in Nueva Andalucia is about twenty minutes, Laude San Pedro International College and Atalaya Colegio Internacional are both under twenty, and Swans International School in Marbella is around twenty five. For healthcare, Quironsalud Marbella and HC Marbella are each roughly twenty minutes east, while Benahavis runs its own municipal health centre in the village. Everyday shopping happens at the Guadalmina and San Pedro supermarkets, with the bigger stores at Puerto Banus and the weekly street market in San Pedro. None of it is on the doorstep, and that is the honest trade for a site with a private approach and no passing cars.
Phases 2 and 3 are the reason to look now rather than later. WilmaSB finished Phase 1 and handed it over, and those buildings are lived in today, so a buyer can walk completed communal areas, put a hand on the real materials and speak to residents before signing an off plan contract. That is a materially different risk profile from buying a scheme that exists only as a render. The new release adds 58 homes across 22 layouts, a deliberately wider mix than the first phase: two bedroom apartments from 127 square metres, three and four bedroom homes, ground floor units with private gardens and their own pools, and duplex penthouses with roof terraces reaching 290 square metres. Prices open at 899,000 euros and run to 3,495,000 for the largest penthouses.
The homes are designed around one idea, which is that the terrace is the main room. Sliding glazing runs the full width of the living space and retracts into the wall, so the kitchen island, the seating and the terrace read as a single floor. Interiors are finished in walnut panelling, large format stone and warm cove lighting, with linear gas fireplaces set into stone benches and open plan kitchens with integrated appliances. Bedrooms are ensuite with fitted wardrobes, and bathrooms pair freestanding baths with walk in rain showers and backlit mirrors. Every home includes a garage space and a storeroom. Inside the gate there is a lagoon shaped outdoor pool on a landscaped deck, an indoor heated pool, a spa with jacuzzi, a gym, a garden gym with a yoga area, petanque, a fire pit lounge, a co working and conference room and 24 hour security. The insulation and glazing specification is the quiet part of the pitch: the buildings hold temperature, so running costs stay below the older stock on this hillside and the apartments genuinely work as lock up and leave.
Prices start at 899,000 euros for a two bedroom apartment of 127 square metres and rise to 3,495,000 euros for the largest duplex penthouses. Three and four bedroom homes, and the ground floor units with private gardens and pools, sit between those two figures. There are 22 distinct layouts in this release, so the price for a given number of bedrooms varies with floor level, terrace depth and orientation. Ask for the current availability list, because it is the only reliable guide to what remains at each price point.
Handover for Phases 2 and 3 is scheduled for 2027. Our listing data carries a completion of 31 March 2027, while the developer's own marketing has previously quoted a summer 2026 target. We publish the later figure because it is the more recent and the more conservative of the two, and because a page advertising a date that has already passed helps nobody. Phase 1 is finished and occupied, which is the useful signal here: this developer has delivered on the same site already. We publish the year rather than a month because completion on a build of this size moves with licensing and final certification. The date that binds is the contractual delivery deadline in your purchase contract, backed by the bank guarantee that protects your staged payments if the developer runs late. Ask us for the current programme in writing and we will get it confirmed.
Phase 1 is finished, handed over and occupied. It is the proof that WilmaSB executes, and it is why buying Phases 2 and 3 is a different proposition from buying a scheme that exists only on paper. You can walk the completed communal areas, look at the real stone and joinery rather than a render, and talk to people already living there. Phases 2 and 3 add 58 homes in 22 new typologies, a broader mix than the first phase, with more ground floor garden homes and more penthouse variants.
Homes run from 127 square metres built for a two bedroom apartment up to 290 square metres for the largest penthouse, with two, three and four bedroom configurations and two to five bathrooms. The mix includes ground floor homes with private gardens and pools, middle floor apartments with deep covered terraces, and duplex penthouses with roof solariums. Terraces are generous throughout, because the design treats outdoor space as the principal living room rather than a balcony bolted onto the facade.
Homes are delivered with the kitchen fully fitted and integrated appliances installed, walnut and stone finishes to the living areas, fitted wardrobes, ensuite bathrooms with walk in showers and backlit mirrors, ducted air conditioning with heating, underfloor heating in the bathrooms and a high performance glazing and insulation package. A garage space and a separate storeroom are included with every home. Furniture is not included, although the developer can put you in touch with the studio behind the show apartment.
Inside the gate there is a lagoon shaped outdoor pool on a landscaped deck, an indoor heated pool for winter use, a spa area with a jacuzzi, a fully equipped gym, an outdoor gym in the garden with a yoga area, a petanque court, a fire pit chill out zone, a co working and conference room, landscaped gardens and 24 hour security. Community fees are set by the owners association once the scheme is constituted and are allocated to each home by its participation quota, so the figure depends on the size of the unit you buy. Ask for the projected budget in writing before reserving.
Yes. This stretch of Benahavis performs well for holiday rental because it combines sea views, golf within ten minutes and a fifteen minute run to San Pedro beach. Short term letting in Andalucia requires registration of the property with the Junta de Andalucia tourism register and a licence number displayed on any advertisement, and the community statutes can restrict tourist letting, so both need checking before you buy for that purpose. Long term letting is straightforward and the gated setting, garage and lock up and leave specification suit tenants relocating to the area.
On a new build bought from the developer you pay 10 per cent IVA on the purchase price plus 1.2 per cent AJD stamp duty in Andalucia. Budget roughly a further 1 per cent for notary and land registry fees and around 1 per cent plus IVA for independent legal representation. If you are taking a mortgage, add the valuation fee and the lender arrangement fee. As a working figure, allow 13 to 14 per cent on top of the price, and confirm the exact numbers with your lawyer before you reserve.
You reserve the unit with a deposit that takes it off the market, normally for two to four weeks while your lawyer runs the searches. The private purchase contract follows, usually with 10 to 30 per cent payable at that stage and the balance in staged payments through the build, with the remainder at notary on completion. Spanish law requires the developer to secure every off plan payment with a bank guarantee or insurance policy, and your lawyer must confirm that guarantee is in place before any money leaves your account. Buyers who are not Spanish resident will also need a NIE number.
Malaga airport is about sixty five kilometres, roughly fifty minutes door to door on the AP-7 toll motorway, and Gibraltar airport is a similar drive in the opposite direction. For schools, Laude San Pedro International College and Atalaya Colegio Internacional are both under twenty minutes, Aloha College in Nueva Andalucia is about twenty, and Swans International School in Marbella around twenty five. Quironsalud Marbella and HC Marbella cover private healthcare, and Benahavis has a municipal health centre in the village.
