The Sky Marbella Villas occupies the last plateau of La Quinta, the ground the developer calls La Alborada, immediately below the boundary of El Madroñal in the municipality of Benahavís. This is the point where the built part of the hillside stops and the cork oak and pine of the sierra take over, and it is the reason the site was worth assembling: from this height the land falls away in one continuous sweep across Nueva Andalucía to the bay of Marbella, with nothing between the terraces and the water. Sixteen villas and fifty apartments share the enclave, developed by Rivestia Costa del Sol, the Spanish arm of the Swiss Rivestia group. The villas are the larger of the two products, with interiors of 811 to 937 square metres arranged over a main living level, a bedroom level, a lower entertainment floor and a roof solarium. The scheme came to market in March 2024 and is selling now.

La Quinta is a golf urbanisation in the proper sense rather than as a marketing label. The 27 holes of La Quinta Golf and Country Club, laid out by Manuel Piñero in three loops of nine, wrap around the hillside directly below the site, and the clubhouse and the Westin La Quinta Golf Resort and Spa sit at the foot of the same access road. That gives the area something a lot of Costa del Sol hillsides lack, which is a working centre: a hotel, a clubhouse, a spa you can use without living in it, and a tennis and padel club, all within a few minutes of the gates. In our experience it also holds its population through the winter far better than the purely seasonal pockets further east. Access is from the A-7 at San Pedro, up a single well maintained spine road that serves the urbanisation.

The practical distances are short, which is the part buyers usually underestimate from a map. Puerto Banús is about ten minutes down the hill, close enough that the marina, El Corte Inglés and the beach clubs either side of the port fit into a single errand rather than an afternoon. San Pedro de Alcántara is a similar ten minutes to the west and is the more useful of the two for daily life: the boulevard built over the buried A-7, a working Spanish high street, pharmacies, banks, the municipal market and a cluster of padel and tennis clubs. Marbella old town and the Golden Mile, with Puente Romano and the Marbella Club, are roughly twenty minutes east on the A-7. Estepona, which has grown into the better option for a quiet lunch, is around twenty-five minutes west.

Turn inland instead of downhill and the character of the place changes within minutes. The MA-6015 climbs into the Guadalmina gorge and reaches Benahavís village in about fifteen minutes, a small hill village that has built its reputation almost entirely on food and is routinely described as the dining room of the Costa del Sol. Beyond it the road runs on into the Sierra de las Nieves, a national park since 2021, with marked walking above the treeline and the river pools of the Angosturas del Guadalmina a short drive from the village. The villas look south over the water with the sierra rising behind them, and that mountain-to-sea aspect is what the whole scheme is planned around: the main living space, the kitchen and the principal bedroom all open through full-height glazing onto the same southern elevation.

Access is the quiet advantage of this side of Marbella. The junction for San Pedro and La Quinta sits on the A-7, and the AP-7 toll motorway starts a couple of minutes further on, so the run to Málaga Costa del Sol Airport is roughly 70 kilometres and about fifty minutes door to door, closer to an hour in August. Gibraltar Airport is around forty-five minutes in the other direction and is frequently the faster option for private aviation and for some UK routes. Málaga city is about an hour away and worth the drive for the Picasso Museum, the Soho district and the AVE line, which reaches Madrid in roughly two and a half hours. For owners who commute, that combination of a toll motorway and two airports is the difference between a holiday house and a house you can actually live in.

Families tend to arrive with a school already in mind, and the choice inside a short drive is unusually wide for a hillside address. Aloha College in Nueva Andalucía, which follows the English national curriculum through to A Levels and the International Baccalaureate, is about ten minutes away. Laude San Pedro International College is a similar distance in San Pedro de Alcántara, and Swans International School has campuses in Marbella about twenty minutes east. For boarding, Sotogrande International School is roughly forty minutes west along the AP-7. Medical cover is equally close: Quirónsalud Marbella and HC Marbella are both around twenty minutes, and the public Hospital Costa del Sol handles emergency care for the whole district from the eastern side of Marbella.

As an address, the top of La Quinta has been consolidating quietly for a decade. El Madroñal immediately above it is one of the few genuinely mature gated estates in the area, with plots measured in thousands of square metres and a manned gate that has been in place for decades, and its presence has kept the density on this hillside low. New villa stock at this height is scarce, because there is very little buildable land left between the golf course and the edge of the park, and that scarcity is the structural argument behind the pricing here. The villas are quoted from 6,495,000 euros to 8,995,000 euros, delivery is scheduled for 2027, and the enclave is gated with 24 hour security. What that buys, in practice, is a new house with a full builder guarantee in a postcode where most of what comes to market is twenty years old and needs a renovation before anyone moves in.

Our records for this development show delivery scheduled for 2027. Different completion dates have been quoted at different points in the sales cycle for the villa phase and the apartment phase, so we do not publish a month on this page. Before you reserve, ask for the contractual completion date and the associated penalty clause in writing, and check the building licence reference. That contractual date, and not a brochure, is the one that binds the developer.

How many villas are there, and what else is on the site?

The wider scheme is 16 villas and 50 apartments inside one gated enclave at La Alborada, at the top of La Quinta. The villas sit on their own plots with private pools and gardens. The apartments are two, three and four bedroom homes including ground floor duplexes and duplex penthouses, and they form a separate phase with their own timetable. Buying a villa means you share the gated entrance and the 24 hour security arrangement with the rest of the enclave.

What are the purchase costs and taxes on a new build in Andalucía?

A new home bought directly from a developer in Spain carries IVA, the Spanish value added tax, at 10 per cent of the price, plus AJD stamp duty, which in Andalucía is currently 1.2 per cent. On top of that you should budget for notary fees, land registry fees and your own lawyer, which together usually come to between 1 and 1.5 per cent. Most buyers work on roughly 12 to 13 per cent above the purchase price as a planning figure. Rates and reliefs change, so treat this as general information and have a Spanish lawyer confirm the current position for your own circumstances before you commit to anything.

What community fees should I expect?

The community budget for this enclave has not been published yet. Few addresses on this coast put that many courses inside a fifteen minute radius.
